The Challenge
Independent property valuations cost $400–600 and take 3–5 days. Active investors evaluating 20+ properties per month cannot afford that cadence — so they either pay enormous fees or make acquisition decisions with insufficient data.
What We Built
A platform where investors submit a property address and receive a 15-page due diligence report covering: AI-generated price estimate with confidence interval, comparable sales analysis (all sold properties within 1km, AI-adjusted for size, condition, and time), risk overlays (flood, subsidence, school catchment scores), neighbourhood trend analysis (12-month and 5-year price movement), and rental yield projection.

The AI Layer
The valuation model uses a gradient boosting ensemble trained on 3.2M property transactions across US and UK markets. Features include property attributes (size, bedrooms, build year, condition indicators from listing descriptions), location signals (proximity to transport, schools, employment centres), market signals (days on market trends, auction clearance rates), and macro signals (interest rate environment, regional employment). The model has been validated against 18 months of actual sale prices — achieving a mean absolute error of 3.7%, competitive with human-produced valuations that take days to produce.
